Due to the adaptive reuse of industrial buildings for residential and/or mixed-use development, industrial land has become increasingly difficult to find. For instance, in downtown Los Angeles, there is only about a l.5 vacancy rate for industrial properties. Moreover, the issues of sustainability and environmental concerns have made industrial development highly challenging.
To aid clients in their search for the most desirable industrial land, Ramsey-Shilling recently created an Industrial Land Index, which graphically shows where the most attractive land acquisition possibilities are located. This supplements the Ramsey-Shilling Existing Industrial Building Index (EIBI) chart, which provides potential buyers with in depth information about existing buildings and their potential uses.
As standard industrial users are moving out of Los Angeles, the buildings that they once occupied are being used as creative office or flex space. The converted industrial buildings are being used by office tenants, which increases the property’s value.
